FHSA First Home Savings

First Home Savings Account

The Ultimate Tax Advantage for Aspiring Canadian Homeowners.

The First Home Savings Account (FHSA) is Canada’s premier registered program designed to turn your homeownership dream into reality faster than ever before.

The FHSA represents a revolutionary tax hybrid: it combines the upfront tax deduction of an RRSP with the 100% tax-free withdrawals of a TFSA. You can contribute up to $8,000 annually ($40,000 lifetime) to claim immediate CRA tax refunds today, watch your down payment compound completely tax-sheltered, and withdraw the full balance tax-free with zero required repayment when buying your first home.

Tax-Deductible Contributions

Every dollar contributed reduces your annual taxable income like an RRSP, generating substantial CRA tax refunds you can reinvest into your down payment.

100% Tax-Free Withdrawals

All accumulated savings, dividends, and capital growth come out completely tax-exempt when used to purchase a qualifying first home in Canada.

Zero Repayment Obligation

Unlike the RRSP Home Buyers' Plan (HBP), funds withdrawn from an FHSA are yours forever and never have to be repaid into the account.

Penalty-Free RRSP Rollover

If you decide not to buy a home, you can roll your entire FHSA balance directly into your RRSP without consuming any of your RRSP contribution room.

“The FHSA is the single most generous tax program the Canadian government has ever introduced for homebuyers. Tax deductions going in, tax-free growth while saving, and tax-free withdrawals coming out-with zero repayment required.”

Who qualifies to open an FHSA in Canada?

To open an FHSA, you must be a Canadian resident, at least 18 years of age (or age of majority in your province), and qualify as a first-time homebuyer. Under CRA rules, you are considered a first-time homebuyer if you (or your spouse/common-law partner) have not owned and lived in a qualifying residential property as your principal residence at any time in the calendar year the account is opened or the preceding four calendar years.

How do the FHSA $8,000 annual and $40,000 lifetime limits work?

You can contribute up to $8,000 per calendar year, up to a lifetime cap of $40,000. Your contribution room begins accumulating only once you officially open your account. You can carry forward up to $8,000 in unused contribution room to the following year, meaning your maximum contribution in any single year could be up to $16,000. Even if you only contribute $100 in your first year, opening the account starts the clock.

Can I use both the FHSA and the RRSP Home Buyers' Plan (HBP) together?

Yes, 100%! Under Canadian rules, you are legally permitted to combine both programs for the same home purchase. A single first-time homebuyer can withdraw up to $40,000+ from an FHSA plus up to $60,000 from an RRSP under the Home Buyers' Plan-unlocking over $100,000 in tax-advantaged capital. For a purchasing couple, this combined total can reach $200,000+ toward your down payment.

What happens if I never end up buying a home?

Your money is never lost. You have up to 15 years (or until the end of the year you turn 71) to use your FHSA. If you choose not to purchase a home, you can transfer your entire FHSA balance directly into your RRSP or RRIF completely tax-free. This transfer does not count against your available RRSP contribution room. You gained upfront tax deductions on the way in, and now have an expanded retirement nest egg.

Do I ever have to repay funds withdrawn from an FHSA?

No. Unlike the RRSP Home Buyers' Plan (which requires you to repay the withdrawn funds back into your RRSP over 15 years), a qualifying withdrawal from an FHSA has zero repayment obligation. The funds belong entirely to you, the growth was tax-free, and you never have to put a single dollar back.
